Closing sometime in September -- no give from the landlord on the lease

Our co-owner has taken to drunk e-mailing my wife at night, complaining that he would have shut it down two months ago. My wife wants to do it "right" which means treating employees, vendors, and the people who run trivia, DJ Bingo, musical acts etc. with respect -- a little too much respect IMO but it is worth it to me to spend some extra money to keep her feeling like she is doing it according to her standards, if that makes sense.
Our co-owner has been absent pretty much the whole time since we bought in, although he has said all the right things about "let me know how I can help out" and "you're doing a great job" (to my wife.) Never follows through with any action though, and is hardly ever there. We should have known before we bought in when he said "the place basically runs itself" that he really had no idea about owning and running a bar/restaurant. Live and learn.
