Also, in advance of that, wanted to let you know there are a couple of documents I am legally obligated to have you sign before I can show you the property. I don’t want that to be a surprise so I like to share ahead of time, and I will bring hard copies to the showing. 

One is a document that explains agent representation - signing is just an acknowledgement that I shared it with you, but it doesn’t commit you to anything. The other is a buyer representation agreement assigning me as your agent. I know we haven’t met yet though, so we can make the agreement specific to just this one property for now. It says if you buy this condo I am the realtor to help you with the purchase, and that my commission is 3%. That is most often paid by the seller, but there are occasional exceptions. Lastly, I am happy to cover the $425 Coldwell Banker fee it mentions in there for you, so don’t worry about that.
