Final comment on this. Houses have appreciated about 4 percent annualized since 1994. That's not much higher than inflation. But rates are a bit higher now and certainly more than in most of the last 15-18 years....

and that impacts affordability, although not as much as overall market basket inflation, gouging on education, insurance and utilities and health care being passed along.
